We guide leaders toward realistic, market-based, and values-based decisions, and then guide them through complex development processes — from feasibility studies to implementation — ensuring projects align with organizational goals while building long-term non-profit capacity to serve their communities more effectively.
HR&A served as strategic partner and development advisor to Rice Management Company for The Ion and broader 16-acre Ion District in Houston, overseeing real estate and programmatic development. This comprehensive advisory role helped successfully transform a historic former Sears department store into a thriving innovation hub while laying the groundwork for a 3-5 million square foot mixed-use innovation district that fosters an inclusive tech ecosystem and creates equitable economic opportunities.
HR&A helped the Menil Foundation realize its vision for Houston's "neighborhood of art," guiding campus expansion that added the Drawing Institute and new development across 30 acres in Montrose. Since 2012, our strategic advisory work has balanced institutional growth with preservation of the neighborhood's historic Arts-and-Crafts bungalows and open spaces.
A major Los Angeles cultural institution faced a pivotal decision: undertake a costly, required seismic retrofit, redevelop portions of its site, or relocate entirely. HR&A provided real estate development advisory and scenario planning that equipped the Board of Directors with financial analysis and implementation roadmaps to choose a path forward.

HR&A has guided Research Triangle Park's transformation from a traditional research campus into a vibrant mixed-use innovation district through over a decade of strategic planning and implementation support. Our economic analysis, real estate strategy, and development advisory work informed a 50-year master plan that attracted private development partners and positioned RTP to grow as a regional economic engine for North Carolina.
HR&A designed and established the Center City Development Corporation (3CDC) to steward Downtown Cincinnati's revitalization. Our work creating this innovative public-private partnership led to Fountain Square's $49 million renovation, over $125 million in additional private investment, and Over-the-Rhine's transformation from a troubled neighborhood into a nationally recognized success story.
