Our Cultural Capital work lives at the intersection of real estate advisory, placemaking, and economic development to help communities leverage their historic and cultural assets as the foundation for long-term prosperity. We partner with cities, historic communities, cultural institutions, HBCU’s, developers, foundations, and cultural districts to shape projects and districts that honor community identity while delivering real economic outcomes. Our work centers the people, institutions, and cultural ecosystems that define place, translating them into implementable strategies for development, investment, and stewardship. We bring rigorous market analysis, feasibility, and funding strategy together with deep community engagement and cultural insight. Through this work, communities gain more than plans; they gain pathways to ownership, opportunity, and belonging. HR&A worked with Forest Forward, a Dallas-based non-profit, to quantify the economic and community impacts of redeveloping the historic Forest Theater in South Dallas. Our analysis demonstrated how this landmark project would generate measurable economic benefits while expanding equitable access to cultural arts facilities and strengthening community health and safety outcomes across South Dallas.
HR&A guided Clark Atlanta University through a comprehensive highest and best use analysis of two prominent campus sites, delivering development scenarios and financial feasibility assessments that positioned the historically Black institution to pursue mission-aligned public-private partnerships while creating long-term wealth for the university and surrounding community.
HR&A conducted a feasibility study for Durham County to position a 129-acre site as a community-serving hub for aspiring farmers, with a focus on encouraging BIPOC representation in agriculture. HR&A guided site selection and acquisition while developing implementation strategies for the Farm Campus, which features incubator farms, food distribution hubs, production facilities, and a healing garden.

The Seattle Mariners are transforming the area surrounding T-Mobile Park into a dynamic stadium district that will activate Seattle's south Downtown year-round. HR&A led a team with Mithun and Nelson Nygaard through a comprehensive master planning process that evaluated property acquisition, tested development scenarios, and delivered an implementable plan now advancing toward construction.
Austin's newly established Economic Development Corporation is tackling affordability and displacement through strategic public investments and innovative financing tools. HR&A is collaborating with QBL Partners to implement the EDC's ambitious agenda, advancing a TIF district for the 118-acre South Central Waterfront, creating a cultural trust to preserve performing arts spaces, and building a pipeline of public benefit transactions citywide.
HR&A created a cohesive economic development roadmap that unified Baltimore's Station North neighborhood around a shared vision for its future as a transit-rich cultural arts district. Working with Central Baltimore Partnership and Johns Hopkins University, our real estate investment strategy and policy recommendations positioned diverse institutions, businesses, and community organizations to maximize the impact of development efforts.
HR&A positioned Audible to demonstrate and amplify its economic impact in Newark. Working with the Global Center for Urban Development, we developed evaluation frameworks and conducted economic analysis quantifying Audible's contributions as a major employer in the region's cultural economy while creating strategic tools to guide future community investments.
HR&A led a multidisciplinary team to develop an implementation framework for community-led investment in Atlanta's Sweet Auburn neighborhood, working with local organizations to create the SAGE District model that prioritizes affordability, racial justice, and green infrastructure while building Black wealth and preventing displacement.
