Overview

HR&A guided the Moffitt Cancer Center in master planning and implementing SPEROS FL, Moffitt’s transformative 775-acre innovation campus outside of Tampa, Florida. This strategic advisory work supported Moffitt, Florida’s only National Cancer Institute (NCI)designated Comprehensive Cancer Center, in expanding its clinical, research, educational, and treatment activities, directly advancing its mission of preventing and curing cancer through a cohesive, purpose-built campus environment.

Project

Working in collaboration with HOK, HR&A supported the master planning process for SPEROS FL, and led innovation positioning and phasing strategy efforts to guide the first phase of development. The planning effort balanced Moffitt’s immediate space needs with long-term growth, integrating research priorities and treatment advancements. The framework established development guidelines to align physical planning with Moffitt’s organizational objectives. Over the course of three years, HR&A played a central role in advancing the project from concept to construction. HR&A led Moffitt’s efforts to secure a first-phase development partner by establishing an approach and structure to the engagement, leading a solicitation process and supporting early negotiations. As a result of these efforts, the first phase of SPEROS FL now includes a 300,000-square-foot wet lab research facility, a new internal road network, and foundational infrastructure to support future growth.

SPEROS FL represents a significant expansion of Florida’s life sciences ecosystem, positioning the region as a destination for cutting-edge cancer research and treatment. By creating a purpose-built environment for collaboration between researchers, clinicians, industry partners, and patients, the campus will accelerate the translation of scientific discoveries into life-saving treatments while generating substantial economic benefits for the Tampa Bay region and the state of Florida.
