HR&A positioned UC Davis Health to launch Aggie Square, a Sacramento technology and innovation campus promoting the university’s research enterprise. As part of a team led by Perkins+Will, our analysis identified programmatic drivers aligned with regional strengths, evaluated real estate feasibility, and guided developer selection, resulting in Wexford Science and Technology’s December 2019 appointment for first-phase development.
UC Davis Health planned to advance programmatic and market strategies to identify appropriate uses aligned with the university’s research strengths and Sacramento’s economic development potential. HR&A analyzed UC Davis Health’s academic and research capabilities and their alignment with Sacramento’s core industry clusters to identify programmatic drivers for the innovation campus. We conducted real estate market analysis to understand absorption potential for office, laboratory, residential, and retail uses contemplated in the development program, ensuring recommendations reflected market realities.
HR&A also recommended a governance structure and management plan that has positioned UC Davis Health for successful campus operations. We worked with Aggie Square leadership to draft solicitation materials and review applications for a private development partner for the first phase. This comprehensive support led to selection of Wexford Science and Technology to design, finance, construct, own, and manage Aggie Square’s first phase, advancing UC Davis Health’s vision for a technology and innovation campus driving knowledge-based economic development in Sacramento.
