The Seattle Mariners are transforming the area surrounding T-Mobile Park into a dynamic stadium district that will activate Seattle’s south Downtown year-round. HR&A led a team with Mithun and Nelson Nygaard through a comprehensive master planning process that evaluated property acquisition, tested development scenarios, and delivered an implementable plan now advancing toward construction.
The Mariners recognized an opportunity to activate parcels surrounding T-Mobile Park, extending the ballpark experience beyond game days while generating sustained district activity. The organization needed comprehensive planning to evaluate acquisition opportunities, understand market and physical conditions, and develop financially viable scenarios. HR&A led the complete master planning process, recruiting Mithun and Nelson Nygaard as design and technical collaborators. We assessed existing market conditions and physical constraints around the ballpark, providing the analytical foundation for informed decision-making about property acquisition and development potential.
Working collaboratively with the design team, HR&A developed multiple master plan scenarios that balanced the Mariners’ objectives with market realities and site constraints. We tested the financial feasibility of each scenario, analyzing development costs, revenue potential, and implementation complexity. This rigorous evaluation process led to a preferred master plan scenario that positions the Mariners to create a compelling stadium district. HR&A continues providing ongoing implementation support, helping translate the master plan vision into actionable development strategies that will activate the area surrounding T-Mobile Park.
