HR&A supported Red Bird Development Group in visioning and financial planning for the redevelopment of Red Bird Mall, a 90-acre underutilized property in Southern Dallas. Our analysis, financial modeling, and predevelopment planning positioned RBDG to advance a transformative mixed-use project that will catalyze economic development and provide essential community amenities in a low-income neighborhood.
RBDG envisioned market-defining mixed-use development that could reinvigorate the area while delivering community benefits and risk-adjusted returns. HR&A led a collaborative visioning charrette with the client and design team to identify program refinements and implementation approaches, then created a comprehensive predevelopment work plan outlining tasks, milestones, and accountabilities across all work streams to build RBDG’s implementation capacity. HR&A developed a live financial model to identify value drivers, support ongoing program refinement, and help RBDG secure both equity investment and public financing. We conducted forward-looking market assessment to understand anticipated demand and drafted a conceptual funding strategy addressing the project’s unique challenges and opportunities.
Our work culminated in delivering capital and operating predevelopment budgets alongside a dynamic pro forma model that provides RBDG with practical tools to guide its funding approach and advance this catalytic project for Southern Dallas.
